For new constructions, the buyer must pay VAT (IVA) at 10% of the purchase price. For resale properties (second-hand), the buyer pays the Property Transfer Tax (ITP) instead, which varies by region, generally between 8% and 10% of the sale price.

In addition to these taxes, around 3% to 4% of the purchase price should be budgeted for additional costs: notary, registration, lawyer, etc.

In total, acquisition costs represent approximately 12% to 14% of the price indicated in the advertisement.
